Thank you for taking the time to read this landlords update. We hope always to ensure that our landlords are completely up to date with legislation and requirements - taking away any worries or concerns from our managed landlords, who can rest easy in the knowledge that their properties are in good hands. 

Legislation continues to change - and increase - in the residential lettings sector, to remove safety concerns for those who rent from landlords whose houses are not to standard.

Howkins & Harrison Auction Properties

You will have received information recently regarding our planned property auction for the start of April and the notification that this event has been cancelled due to the present Coronavirus situation.

The note that we sent was prior to the full lock-down and our offices being closed. As such, we suggested that paperwork should be signed by those placing offers coming into our offices. As you are aware, the situation has changed significantly since this time last week and our offices are now closed until further notice - when the government deem it acceptable for us to open once more.

We will be adhering to government guidelines and your personal wishes to find a solution to work through the present situation. We have numerous ways in which we can support anyone wishing to make an offer on the lots, in terms of facilitating signing the paperwork, engaging technology and safe social distancing for all involved. We will discuss your situation and create a plan together to take your offer forward.

If you would like to discuss any of the lots or would like to speak to our Auctions team, please call one of the office numbers below. Your call will be forwarded to one of our team and a message will be sent to the appropriate surveyor to call you back.

IMPORTANT INFORMATION Howkins & Harrison - response to the COVID-19 pandemic

Along with the rest of the world, we are holding our breath to see how the COVID-19 pandemic evolves in our community. Although we have no way of predicting how long we will be affected by these difficult times, we wish to assure our clients and contacts that we are doing all that we can to maintain a level of normality. 

With the spread of Coronavirus making headlines across the world, we are taking measures to ensure that we are able to provide a service level that our clients expect, whilst acting responsibly to reduce the risk to everybody. It is inevitable that activity will be affected and that our lives will be different to our usual 'norm.' At this time, we wish to assure our clients that we are working hard to keep disruption to a minimum, whilst operating within & adhering to the ever-changing government guidance. 

When meeting with you, we will stay a safe distance away, will not shake hands, we will not touch surfaces where possible and will wash & sanitise our hands regularly. Please do not take offence by any of these actions. They are alien to us too, but we are striving to reduce the risk to the whole community.

We are regularly assessing our staff and will ask a series of questions ahead of any meetings. If there is anything above a low risk, we will move to video conferencing for meetings and will look to use technology to show potential purchasers around a property from the safety of their own home.

Rural & Property Round Up

15/10/2018

As we race through October, our residential team are delighted to bring some exceptional properties to market, including this week’s “featured property” – a stunning five-bedroom family home in rural Stretton Under Fosse. If you’re looking to move house this autumn, do get in touch – we’d love to hear from you.

Our rural team held a farm dispersal sale at Noborough Lodge Farm in Northamptonshire last week, which was a great success. We'll have a full report going onto our blog and social media next week. We also have a number of produce auctions scheduled throughout the autumn/winter and into 2019, which we are now accepting entries for.

Plus, there is an HS2 update which includes plans and maps detailing construction phases and environmental impacts. 

With cold weather on the horizon and plenty of rain, our lettings team are busy helping landlords prepare for winter with annual boiler services. If you’re a managed landlord and you’d like to arrange for a boiler service, give your local office a call and we’d be delighted to help. A boiler service at this time of year is the best way to protect yourself and your tenants against heating and hot water emergencies during the winter.

As we approach the end of September and the leaves start to fall, it really feels that autumn is setting in. It won’t be long before we all start planning for Christmas, and our residential team continue to work hard to get our clients settled into new homes before the festive season is upon us. Now is a great time to give us a call if you’d like to get your house on the market and move before Christmas.

Our rural team are equally busy and are especially pleased to be able to offer Log Home Farm in Chadwick End, Solihull for sale. In addition to selling the farm, we hosted a highly successful farm dispersal sale at Log Home Farm last week – you can read the sale report on our website.

We also have a Land and Property Auction coming up this November, which will bring together the expertise from all our offices and our geographical coverage, from South Northamptonshire to North Derbyshire. Although the weather has cooled down, the property market is doing anything but as we gear up for the busy autumn period. Lots of people want to move in time for Christmas, and our residential team are working hard to help clients get their properties on the market before winter sets in.

Our rural team enjoyed a busy day at Ashbourne Show last month – our final show of the summer. Good weather and a great turnout made for a bustling Howkins & Harrison stand. It was wonderful to catch up with so many of you there and meet lots of new people too. The rural team are now working on our schedule of auctions, including a Complete Farm Dispersal Sale in Solihull on 15th September

We also have a Land and Property Auction coming up this November, which will bring together the expertise from all our offices and our geographical coverage, from South Northamptonshire to North Derbyshire. We have had a very busy start to August, with lots going on in each of our departments.

Our Rural team have launched several interesting properties onto the market, including a new equestrian property and an attractive fishing enterprise in Warwickshire. 

In other news, we enjoyed a very busy day at Blakesley Show on the 4th. It was great to see so many familiar faces and meet lots of new people too. Our last show of the summer is Ashbourne Show, which we will be attending tomorrow (Saturday 18th August). If you're going to be there, do come and join us for a drink and a chat at our stand, we’d love to see you.

Our Residential team are still in the midst of the busy summer period and have been enjoying showing houses in the glorious sunny weather. We are proud to be marketing some stunning properties this month, including our “Featured Property”, a beautiful character cottage in Greens Norton, which you can find out more about below.

The warm weather isn’t slowing us down at Howkins & Harrison – all our departments continue to be very busy as the month draws to a close.

Our rural team have launched an exciting new development opportunity onto the market, in the popular Leicestershire village of Swinford (which you can read more about below). Auctions continue at pace and we are now gearing up for Blakesley Show on Saturday 4th August. We’re hoping the good weather will hold till then!

Our Planning Team have been working on a wide variety of projects, whilst keeping abreast with the newly-published revised National Planning Policy Framework, and the opportunities it could present to our rural clients. Rural & Property Round Up

Summer is always a busy season here at Howkins & Harrison as people get their houses on the market and set their rural and commercial business plans in motion.

Our rural team have been hosting a variety of auctions, with lots more to come in the next few months. We have also recently launched a very exciting new rural property onto the market – Noborough Lodge Farm, which you can read more about in our Featured Property section below.

Summer is also the season for agricultural shows. We had a fantastic time at Kenilworth Show last month and we’re looking forward to Ashby Show on Sunday 15th July. If you are attending, do come and join us for a drink and a chat at our stand.

In addition, we were delighted to welcome a new member to our Planning team this month – Rhys Bradshaw. Rhys has 14 years experience in the public sector and has dealt with a range of developments from residential extensions through to major residential and commercial schemes. For the last five years, Rhys has managed the Development Management team at East Northamptonshire Council, working on the Rushden Lakes retail development and Tresham Garden Village. He will be undertaking a variety of work as part of our Planning team.

Our Residential team has been no less busy, with the sunny weather providing the ideal conditions for house viewings. As always, we are proud to be marketing some stunning properties, including the new Grange Gardens development in Cawston. Several of the houses at Grange Gardens are now available to buy, including the show home. The development is open every weekend, and weekday viewings can be arranged by appointment. We’re also happy to announce that all the houses at Grange Gardens are available with the government’s Help to Buy scheme, which you can read more about here.

Our Lettings team is working hard to support our landlords with everything from legislative changes to finding high-quality tenants. This is a particularly busy time of year with lots of people moving in and out of rented accommodation.

Your Latest Landlord Update

Hello,

The summer is a busy period in the world of lettings, but it’s as important as ever to keep an eye on your properties to make sure they are well-maintained. This month we are focussing on the importance of regular property inspections. We recommend 3 or 4 property inspections a year, to make sure your property is being looked after and also to ensure any issues are dealt with promptly. This can be time-consuming for landlords, which is why our fully-managed service includes quarterly property inspections. You can read about what our property inspection service includes here or give us a call to find out more.

Following on from property inspections, we have also put together some tips on how to minimise wear and tear in your rental properties. Keeping wear and tear under control throughout a tenancy will remove the need for a full refurbishment once long-term tenants move out.

Hello,

We are well into the busy summer season here at Howkins & Harrison and we are proud to be marketing some truly stunning properties, which you can see on our website. We’re also pleased to announce that the beautiful show home at Grange Gardens is now available to purchase. You can find out more about this exclusive Grange Gardens development in Cawston here.

This month saw a number of new services launched at Rugby train station – a development that will make the town and surrounding areas even more attractive to commuters. In other news, we recently caught up with expert home stylist, Elaine Penhaul of Lemon and Lime Interiors. Elaine’s very first project was for a Howkins & Harrison property, way back in 2012. June's Rural Round Up

Hello,

Welcome to this month’s rural round up.

Over the past few weeks we have been busy with auctions, hosting a Complete Farm Dispersal Sale in Hampton in Arden, a Vintage and Collectables Auction at the Ashby Magna Midsummer Rally and a Farm Machinery Sale in Southam. Our next auction will be a Collective Machinery Sale in Daventry on 14th July.

We also attended our first agricultural show of the year at Kenilworth earlier this month. It was a fantastic day and it was great to catch up with so many of you there. As always, there was plenty to do at the show and lots of people in attendance, which made for a great atmosphere. We were grateful not to have any rain and even enjoyed some sunshine towards the end of the day!

Our next show will be at Ashby on 15th July, followed by Blakesley Show on 4th August and the Ashbourne Show on 18th August. If you are attending any of these events, do find our stand and come and say hello, we’d love to see you.

Auction season is now in full swing; we have held a Collective Property Auction, a Collective Machinery Auction and a Complete Farm Dispersal Sale during May. Next month promises to be just as busy – you can see a full list of upcoming auctions on our website.

We have also been busy submitting Basic Payment Scheme applications for our farming clients over the last six weeks - you can see the results in our infographic below. This month we have enjoyed showing lots of visitors around the stunning show home at the new Grange Gardens development on the edge of Cawston. The show home is now open every weekend for viewings from 11am - 4pm, and weekday viewings can be arranged by appointment through our Rugby office. I would highly recommend having a look; the houses are beautifully designed for family living and are finished to the very highest standard.

We also have lots of auctions coming up this summer. The next one is at Home Farm, Hampton-in-Arden on the 24th of May. This is primarily a farm dispersal sale, but there will also be furniture for sale from the adjoining bed and breakfast, which could prove useful if you’re moving into your first home and have lots of rooms to furnish. At the start of the new tax year, tax returns are on all our minds. We know how hard it can be for landlords to accurately record rental payments, particularly for multiple properties. This is why our part and fully-managed landlord services include accounting support to help our landlords keep track of their rental payments throughout the year. If a landlord is fully managed, we'll also break down all the maintenance and property costs on our accounting reports for them. 

If you are a managed landlord, we can produce on request an Annual Statement Summary giving all the information, which can be transferred directly into your tax return. Over the course of the year, we have kept track of all your rental payments, using our specialised software to send you a statement each time a payment is made. The beauty of our accounting service is that we can tell you exactly where your tenants are up to with their payments at any point in time.

At Howkins & Harrison, our roots are in the countryside and we’re proud of our strong links with the farming community. Last month, we had the pleasure of meeting the next generation of local farmers at the Netherseal Young Farmers Club, where we discussed farm diversification and how Howkins & Harrison can help, advise and work for clients to get to their chosen option. It was exciting to see how engaged the young farmers were with the subject of diversification.

We were also pleased to support NFU People In Farming last month, celebrating the 476,000 people who work in farming in the UK. Many members of our Rural Team have a strong background in farming, which you can read more about here

Hello, 

Autumn is now in full swing as we speed through the year and into winter. As a business working with a mix of residential and commercial landlords, rural businesses and residential homeowners, we see first-hand how busy everyone gets this time of year.

The 1st of January is now only a stone’s throw away and it marks so much. Everyone we speak to is already gearing up, either for Christmas business or for changes in their personal or work life. 

November is where the pace quickens and the crisp air helps to deliver a fresh outlook.

We went live with our own fresh outlook only a month ago. Our new logo, colour scheme and website all launched and we’re in the final throws of updating all our offices and communications. I really hope you like what we’ve done.

We have made some huge improvements to our website user experience. If you’ve not already had chance, do click here and have a look.

This time of year, we always start talking to our clients and contacts about when the right time to market your property or land is. A lot of people wait until the New Year, thinking that is when the surge of buyers are starting to look.

However, we know, and Rightmove stats back this up, that the main online property and land search surge is on Christmas Day and Boxing Day. Rightmove get 25% more traffic on the week between Christmas and New Year, than any normal week. If you’re thinking of selling, you need to make sure your property or land is included in these searches. Waiting untill businesses reopen on 2nd January will mean you miss out on all these additional potential buyers.

By getting the ball rolling now, you have plenty of time for valuations, decisions, decluttering, details to be written, photos to be taken etc.  It is best to have your photos taken before any snow or you put your Christmas decorations up. So now is a great time.

Autumn is always a time for lots of change. New schools, new homes, warmer clothes and often a new outlook before the end of the year. Here at Howkins & Harrison, we decided it was time for a change for us too. We have a brand new look and this brand new website.

We've seen lots of changes since our business was founded in 1888. We have never been scared of change and we've always made those changes with our clients at the forefront of our minds.

To get to this announcement today, we have been planning and designing for the past year and now we are delighted to reveal the results.

We have had an image makeover but we are still the same Howkins & Harrison; our values and promises haven't changed. We are a modern company with a strong heritage. I feel our new image reflects this.

In the coming weeks, you’­­­ll be able to see this for yourself in our offices, sales literature and boards across the entire business.

Moving house is one of life's great changes, especially when people are relocating across the country.

As families grow and priorities change, we regularly see people leaving city life behind them and coming in search of a quieter life.

We took the country to the city this month, at the London and Country Property Show at Chelsea Town Hall.  We spoke to lots of people looking to make the move, and were able to show them some of our most beautiful homes, as well as advise them on schools, transport links and the plenty of places of interest.

Demand is high, so it's an excellent time to put your property on the market. Our view over both the West and East Midlands makes us perfectly placed to advise.

For the more ambitious owner, there is also plenty of opportunity for development, as authorities look for new plots to approve for development.  If you are sitting on land, it might have more potential than you realise.

Your Spring Property News

At last the evenings are getting lighter and the flowers are in full bloom.  Spring is always a welcome sign at Howkins & Harrison, along with the fresh starts and new ideas that it brings.

It’s a busy time of the property year, and a good time to take your property to market. Our offices cover a large part of both the West and East Midlands, having a great view of the regional market – and it’s currently a fantastic place to be.

The Midlands has led the field over recent months, with a recent study showing growth which is outpacing the rest of the country.  The economic health of the area, coupled with increasing affordability issues in London and the South East, are making the area an attractive opposition for investors and those relocating.  We’ll be at the London and Country Property Show in May, showcasing the best our offices have to offer, and you can find out more details below.

Optimism among our clients is high too, and we were delighted to see so many attend our Portfolio Growth Seminar this month, eager to hear what wisdom our experts had to offer. Our Collective Property Auction is attracting a lot of interest too from would be buyers and developers and we expect to see some good results next week.
